That magic figure…
No, we aren’t talking about waist lines… but bottom lines… and not the derrière kind (keep it clean at the back!), the financial kind.

One thing our clients are often surprised to discover is that – once we have found them the perfect property – we can save them a lot of time, energy and effort (not to mention faff, stress and upset), by extracting the ‘magic figure’ from the seller or their estate agent.
As you may (or may not) know, an estate agent’s primary duty is to their client – the seller (vendor), not the buyer (which is where we come in).
They cannot disclose the vendor’s “bottom line” price without the vendor’s explicit consent, which is rare. Doing so could breach their duty of confidentiality and the contractual terms of their agency agreement. Under the Estate Agents Act 1979 and The Property Ombudsman (TPO) Code of Practice, agents must:
Treat buyers and sellers fairly.
Act in the best interests of their client (the vendor).
Not misrepresent offers or disclose confidential information unless authorised.
And if you have ever been in negotiation with an estate agent and been brave enough to ask – “OK, so what’s the bottom line the vendor will be happy to accept here” – you will have been faced with a highly professional deflection and a pretty solid poker face. Understandably so.
However, due to the established professional relationships we have forged with our beloved estate agent (and other property source) contacts, here at Flint Homes, we CAN often find out what that ‘magic figure’ the vendors are happy to accept is… allowing us to make an offer for our clients that is highly likely to be accepted (should our clients listen to our advice and make it…!)
Knowing this “magic figure” alone is sometimes reason enough to hire us.
And we have had some clients come to us specifically to do just that and act for them as negotiators on property there have found by themselves.
It’s a smart move, well worth considering, don’t you agree?
