Our fees are simple – as working with us is.
Following a free initial, no obligation conversation (& so with mutual agreement we wish to work together to find you a wonderful home), we charge an up front contract retainer, to engage our services & kickstart your search contract, with AML regulations & client onboarding.
Cost £795.
You will not pay us again until we have got you over the line – with a successful exchange of contracts on your dream home.
Then a % commission of the property purchase price is payable upon legal exchange of contracts, at these % rates/timeframes:
1.5% commission: 0-6 months search period, from contract start date.
2% commission: 6-12 months search period, from contract start date.
3% commission: 12+ months search period, from contract start date.
Should you decide to pull out of a house deal, post under offer/SSTC & pre-exchange, a pro rata fee will be charged. This is very rare.
It has to be said: we normally "pay for ourselves” – not only by finding you a great property, but by securing it at a great price: more than covering our modest buying agency fees. And, as we are highly efficient, we conduct most of our searches successfully within the six month window, at 1.5% commission.
